FORWORX and EVEREST COMMUNICATION launch www.tolet.lu.
FORWORX and EVEREST COMMUNICATION have designed and developed the Tolet.lu website for property developers and owners wishing to display and showcase available real estate. Tolet.lu is also offered to tenants looking to sublease all or part of their space.
"The idea is to gather most of Luxembourg's professional real estate offers within a single portal," says Michel Peeraer, managing director of TO-LET FOR SALE SA "Such a platform didn't exist in Luxembourg: offers for available office space were fragmented on agents' or corporate sites. For the first time, Tolet.lu offers a global view of the market". Tolet.lu is designed to be user friendly and allows visitors to select the type of property they are looking for (Office, Retail or Industrial), then refine the search by location and /or required number of square meters.
Each property has its own mini-site including location and access details, environmental and technical specifications, details of available surfaces and a contact person in charge of the transaction. Tolet.lu in this way seeks to avoid customers wasting time dealing with intermediaries who do not have a mandate.
Advertisers can disseminate their information in a managed way through attractive and ergonomic mini-sites that are not rewritten by intermediaries. This explains Tolet.lu's success before even being fully launched: owners and developers such as Befimmo, HSBC Trinkhaus, Nord LB, La Luxembourgeoise, Schuler Immo are already present... 17 mini-sites are readily accessible (Airport Center, Daidalos, Loft (2.0), Neiwisen, Solarwind, etc..) and represent over 45,000 square meters of available space, which is 20% of the space available in Luxembourg.

Orange Luxembourg
ORANGE Luxembourg – the country's leading telecommunications operator for fixed and mobile services – asked Forworx to undertake a stay-or-move study involving 3,000 sqm of office space.
The operator, which has been located in the POP building in Bertrange since 2003, wanted to optimize the space and take advantage of the current favorable real estate market to improve its rental conditions or relocate to a new building. Negotiations resulted in a favourable review of the lease on the current building.
ORANGE also contracted Forworx to develop a new design concept and ensure the implementation of the project. The building improvements will enable Orange to implement its new "Horizon 2015" energy savings policy.

New Business Center in Libramont, Belgium
Natasha Jérouville has entrusted Forworx Belgium with the project to build the SQUARE, a new Business Centre located in Libramont, in the Belgian Province of Luxembourg. Built close to major highways, the 1,350 sqm building will be unique in the area. The SQUARE is planned as an energy efficient building, equipped with state of the art low energy design: energy efficient heating and cooling pumps, comfort ventilation, separate controls for each office, raised floors, technical floor boxes, slatted awnings ...
On the ground floor, meeting rooms and a cafeteria have been planned; showers will also be made available to customers of the Business Center. Each floor is equipped with an IT server room and a kitchenette. Large parking facilities will allow visitors to park at SQUARE easily.
As a business center, the SQUARE will host a number of small and medium sized businesses in a boldly designed building by architects 'Atelier d'Architecture Albert Lambin'.

LOFT (2.0) LEUDELANGE: FORWARD THINKING OFFICE
The LOFT (2.0) project, designed for the Luxembourg offer; office spaces ranging from 233 m² to 417 m² in Leudelange.
The LOFT spirit has been reworked by Forworx designers and engineers. This means wood flooring with abundant IT/electrical outlets, exposed HVAC ducting and large glass surfaces with operable windows that allow each person to act independently. The huge entry is an impressive and spacious atrium. There are open areas where everything has been thought out: private lavatories in each of the loft areas, lighting conducive to office work, an environment that promotes concentration both during work and moments of relaxation.

DELTA PNEUS IN THE STARTING BLOCKS
Delta Pneus has approached Forworx with a view to refitting the former IVB printing house and to create office and storage space, as well as a vast workshop for tyre mounting. The primary challenge of this project will be to refit the existing premises to accommodate a maximum number of tyres while remaining in keeping with regulations.
Delta Pneus currently has workshop space totaling 900m² with a capacity of 14 cranes, a reception area, an IT room, a cafeteria, changing rooms with showers for staff and a 2,000 m² storage facility.
Forworx was required to obtain use permits, with particular emphasis on the commodo/incommodo process and changes in the city planning permits.
